WHAT IS VERIFIED? (based on the example of a primary market flat)

Compliance with the documentation and the technical requirements of the premises and appurtenances
(cellar, garage, parking space, garden), -
Surface measurements and quality control according to the applicable construction standards
(e.g. angles, risers, levels, cracks, damage, dampness, texture, technological defects, required gradients,
thermal bridges, blow-outs) with regard to: Ceilings / ceilings; Walls, plaster; Floors; Balcony / Loggia, -
Verification of window and door joinery
(e.g. defects in glazing, jambs, frame, fittings and hardware, seals, correct installation and operation, sills,
finishes, blowouts, thermal bridges) -
Ventilation of the premises - gravitational / mechanical (e.g. arrangement and its correctness, compliance with regulations, operation)

Electrical and teletechnical installation (e.g. aesthetics of execution, switchgear, circuits, current protection,
correctness and positioning of fittings, telecommunications equipment) -
Plumbing and heating (including possible conflicts and problems, inspection of connections, distribution, operation)
I carry out (as part of the service) a consultation with the client on possible changes and adaptations to the premises.
I try to advise on the most sensible solutions, taking into account many factors - including quality, cost, time or complexity or possible problems.
The technical inspection ends with a report describing all defects and recommendations for the client.
The whole process, in the case of a typical flat from the primary market, takes about ~2 hours.
It is possible to extend the offer with a retail report detailing the defects with photos and measurement readings.
The report in this form is useful for implementing arrangements with the contractor or developer in the case of, for example, complex defects or a large number of defects.
